MODERN URBANIZATION AND ITS IMPACT ON THE MARKETING OF REAL ESTATES

Abstract

The aim of the study is to determine the modern form of urbanization as a consequence of the development of the world economy. Dynamics in society is the cause of the emergence of a niche market for real estate related to the quest for peace and security in people-inhabited homes. Contemporary preferences in this regard are seen as a reflection of urbanization and citizens' expectations of obtaining security in and around home as a public good. The article analyzes the specifics of the Bulgarian real estate market and, in particular, the opportunities and conditions of the closed residential complexes and the marketing segmentation of their buyers. The results show that Bulgarian practice follows modern international trends.
